Process

A special concept from architect Casper Schwarz, an in-service office with multiple tenants and a very clear deadline: those are the ingredients when URW approaches NewArmstrong to take on the project management for URW’s headquarters.

Office concept

The head office moved from Schiphol Airport to Amstelveen and is the heart of URW-NL’s organization. From here the shopping malls are managed; central direction is provided and the central support services (IT, Legal, Finance) are

In this office of 720 m2 a dynaimshc office landscape has been realized with one large event room, meeting rooms; concentration workplaces, office with 16 flex places and a number of closed offices for specific departments.

 

Budget

NewArmstrong matched a level of ambition with reference images and material selections and prepared a Foundation cost estimate for the budget based on that.

Concept

Casper Schwarz Architects created the conceptual design for this office.

The concept is based on quiet and muted colors with a preference for real materials and contrast in textures.

Because of the limited height, it was decided not to use a suspended ceiling but acoustic spray work made of recycled material.

Other acoustic measures are incorporated into furniture with a hard felt made from recycled PET bottles.

Based on the concept design, we tendered the project.

Construction Team and Construction Ready Design.

From the concept design, an Execution Ready Design was created after the tender and selection of a contractor in a construction team. This incorporated the last wishes of the client, the changes that came into view after demolition and we steered to get the design on budget,

 

 

 

Strong
in brand identity

Project Management

With the design, NewArmstrong put together a technical dossier for the tender, including the technical installations. In the tender process, we have placed additional emphasis on issues that do not directly affect supplies but strongly influence pricing, such as

  • the limited hours of operation due to the residences and stores in the property
  • the limitations in transportation of demolition waste ( no possibility of placing a container
  • the limited loading and unloading possibilities on the Rembrandthof due to the market on Tuesdays and Fridays
  • the timeline of moving tenants and terminating leases making deadlines very strict

With the technical file, we handled the tendering, awarding, contract formation and project management during execution.

The bids between them had a deviation of a few percent of the contract price and were in line with the budget. This is always an indication to us that the call for tender is complete and the right level of quality has been requested.

With a contract based on UAV with restrictive conditions, the contract was awarded and executed. After award, the Construction Team continued to develop the Execution Ready design so that the final wishes and changes could be incorporated after demolition.

A 6-month time block was available between award and delivery, and the project was delivered within this time frame.
