A new location full of light, sound and adrenaline: Gamestate Circus Zandvoort. In this iconic location: the first postmodern building in the Netherlands with the typical flags as facade.

But before the first game was played in this flagship location, something else had to happen: the space had to be safe, licensed and ready for use. And following the previous projects we have handled for Gamestate, we also handled the permits for this one.

Safety as a prerequisite for perception

The challenge was not only in creating a maximum experience, but especially in making that experience manageable: safety, routing, technology, regulations and operations all had to be right from day one.
In addition, there were clear preconditions. The building had specific requirements for construction and installations, while the program called for heavy technical facilities such as lighting, sound and gaming infrastructure. At the same time, the space was not allowed to become cluttered or unsafe.
The key question: How do you design an environment with maximum incentives, without losing grip on manufacturability and use? How do you guarantee that the changing design will continue to be used safely in the future?

NewArmstrong approached the project not as a pure design task, but as an integral spatial and technical puzzle. From the beginning, concept, use and engineering were tackled together.

 

Experience from Gamestate was the starting point, but never without testing against regulations, maintenance and daily operations.

The routing was designed to guide visitors intuitively through the space, while sightlines ensure overview and social safety. Acoustics and light were not added as separate layers, but structurally integrated into the spatial concept and operational methods.

In parallel, technical choices were continuously reviewed for feasibility within the building and schedule.

By closely linking design and engineering, clarity was created early on about what was and was not possible. This prevented costly modifications at a later stage and gave Gamestate a grip on decision-making.

    The task:

    • Incorporation of the spatial concept and interior design within the permit framework
    • Integration of routing, sightlines and safety principles
    • Technical drawings and detailing
    • Alignment of lighting, sound and gaming infrastructure with the Use Notice

    Results:

    The result is a distinct entertainment venue instantly recognizable as Gamestate Circus. Visitors experience high intensity and dynamism, while the space remains logical, orderly and safe. For operations, this means an environment that can withstand peak load and intensive use without compromising on comfort or control.

    The site shows that experience and manageability are not opposites, but can actually reinforce each other when designed integrally from the outset

     

    The role of NewArmstrong

    • Fitting concept into existing young monument without major changes
    • Use notification and permit process: We supervised the entire process, from application to approval.
    • Flexible escape plan: Because the arrangement of machines changes frequently, we designed an escape plan with fixed main routes and free zones beyond.
    • Smart technology in emergencies: In case of fire, the system automatically switches over: sound and colored lights go off, emergency lights come on.
    • Coordination with all stakeholders: We were the point of contact for the tenant, the landlord and the municipality – and made sure that the contents of the occupancy report were coordinated.

    What makes Gamestate unique is the combination of entertainment and atmosphere. It is a place where you come to game, but also to relax. The lounge with bar, the soft carpet, the upbeat music – everything contributes to a total experience. And that experience should not only be attractive, but also safe and responsible.
    Therefore, the permit process is not a closing item, but an integral part of the design. We ensure that the technology, regulations and experience reinforce each other.
