From concept to a tangible brand experience

A clear design and building permit were already in place for the construction of Studio Useless and Muuble’s office and showroom. The challenge lay not in the concept itself, but in translating it into a feasible, consistent, and high-quality execution.

We ensured that the concept remained intact throughout the implementation process—from the bidding phase through to completion.

The task

The starting point was a recently completed industrial building with a partial mezzanine.
The goal: to create a fully-fledged office and showroom spread across multiple levels—with space for various users and functions.

This meant:

adding additional floors
combining office space, a showroom, and other uses in a single building
ensure a safe and logically organized environment

The Approach

We provided full implementation support and site management.
Not as a remote coordinator, but as a partner actively steering the process—both in terms of content and results.

Our role included, among other things:

procurement based on design and permits
Contract formation and procurement support
day-to-day management during implementation
assessing additional work for necessity, quality, and impact
monitoring the schedule, budget, and consistency with the concept

Every decision was evaluated based on three questions:Is it necessary (
), is it technically sound, and does it fit within the design?

The complexity

The combination of functions and limited access options made safety a crucial factor.

For example, fire compartmentation was used to safely separate different users. This was particularly necessary because there is only one escape route from that floor, and the coffee roaster’s heating unit must be located in a separate fire compartment.

These kinds of preconditions require more than just coordination:
design, regulations, and implementation must be perfectly aligned.
