Concept

For a property portfolio that is up-to-date, attractive and efficiently lettable, we developed a standard rental office in Amstelveen for Unibail Westfield Rodamco.

A renovation concept distinguished by a neutral, high-quality appearance, maximum flexibility in use of space and a cost-conscious approach that puts predictability and control at its core.

 

Neutral look and feel – ready for any new tenant

A rentable office requires a design that looks timeless, neutral and professional. We therefore chose:
  • Calm basic colors that have broad appeal
  • materials that are both modern and durable
  • a layout that feels logical for a variety of tenant types
This neutral base ensures that organizations can immediately imagine the office as their new workplace-without threshold or noise.

 

Flexible spaces: for 2, 4 or 6 workstations

The layout is deliberately designed to be modular, based on common team sizes and changing needs.

The office offers a mix of:

  • small 2-person rooms – ideal for start ups and consultants
  • 3- and 4-bed offices – suitable for consulting firms or the management office of a retail tenant
  • 6-person rooms – for medium-sized companies d
Smart sizing, acoustics and zoning create a pleasant flow.

 

Complete drawing set for tender

For clients, we create a complete drawing set, suitable for transparent and comparable tendering.

This set includes:

  • floor plans
  • dimensions and layout variations
  • materialization and finishing specifications
  • technical details based on the existing building structure
  • installation drawings for E and W

This gives contractors exactly the same information-which leads to fair, properly comparable bids and a smoother process. With this, we provide a Construction Ready Design so that construction can begin without further detailing or permit application.

Project Management

With the design, NewArmstrong put together a technical dossier for the tender, including the technical installations. In the tender process, we have placed additional emphasis on issues that do not directly affect supplies but strongly influence pricing, such as

  • the limited hours of operation due to the residences and stores in the property
  • the limitations in transportation of demolition waste ( no possibility of placing a container
  • the limited loading and unloading possibilities on the Rembrandthof due to the market on Tuesdays and Fridays
  • the timeline of moving tenants and terminating leases making deadlines very strict

With the technical file, we handled the tendering, awarding, contract formation and project management during execution.

The bids between them had a deviation of a few percent of the contract price and were in line with the budget. This is always an indication to us that the call for tender is complete and the right level of quality has been requested.

With a contract based on UAV with restrictive conditions, the contract was awarded and executed. After award, the Construction Team continued to develop the Execution Ready design so that the final wishes and changes could be incorporated after demolition.

A 6-month time block was available between award and delivery, and the project was delivered within this time frame.
